MERRITT BEACH CAMPGROUND RULES & REGULATIONS

SEASON

Pad site leases and occupation of RVs are permitted only from April 1st to October 31st. 


Offseason storage is allowed with a signed lease for the upcoming season and a $500 deposit received by November 1st.


During offseason storage, all propane must be removed from the site, and all loose items must be secured in storage.

ENTRANCES

The front gate will consist of an electronic sliding gate controlled by access codes, subject to frequent changes by the manager. Tenants are responsible for ensuring they possess the current code, accessible only after the lease is paid in full. Merritt Beach does not accept packages or mail. Food deliveries must be met at the gate without disclosing access codes to drivers; tenants must escort their party(s) from the gate to their lot. Guests must wait off the road to facilitate smooth entry and exit for other tenants; violation results in one warning, verbal or written, with lease termination possible upon a second occurrence. Tenants must inform guests of speed limits and rules, as they are accountable for guest conduct on the property. Lease termination may occur if a tenant or their guests create unsafe conditions for other tenants, guests, or staff.

GUESTS

Each tenant will be permitted a maximum of 10 persons or the number that can be comfortably accommodated on their lot, whichever is less. Parking on other tenants’  property is strictly prohibited without their explicit consent, and all tenants must show respect for others and their property at all times. 


Tenants may set up one tent on their own lot for a maximum of 24 hours, subject to approval by the manager prior to arrival. Only one tent per lot is permitted, and long-term tent camping is strictly prohibited. 


Failure to inform management of guest arrangements will result in the guest being asked to leave. Tenants must always be present with their guests.

QUIET TIMES

No loud music, noise, or parties are permitted after 10:00 PM on weeknights and 12:00AM on weekends. Quiet hours are enforced from 10:00 PM to 8:00 AM Sunday through Thursday, and from 12:00 AM to 8:00 AM Friday and Saturday. Respect for everyone around you is expected at all times. Three warnings, whether verbal or written, will be issued for violations, after which your lease will be terminated.

ROAD/TRAIL REGULATIONS

Speed limit shall be always 10 MPH when on all Merritt Beach property. On Beach Roach the 25 MPH speed limit must be obeyed. All road signs must be obeyed. Failure to obey these rules by you or your guest may jeopardize your lease agreement.

SUPERVISION OF MINORS

Any individuals under the age of eighteen (18) years must always be accompanied

by a parent or legal guardian on the lot, without exception. It is imperative that minors remain off property leased by others and refrain from entering the property of other lessors. Three warnings, whether verbal or written, will be issued for violations, after which your lease will be terminated.

LOT MAINTENANCE

EACH LESSEE IS REQUIRED TO MAINTAIN THE GROUNDS OF THEIR LOT A

MINIMUM OF Three (3) TIMES PER MONTH REGARDLESS OF USE. Lots must be kept reasonably neat and free of litter, with trash deposited in the provided dumpsters. Lessees are responsible for cutting and trimming all weeds, grass, and vegetation on their lot. In the event that a Lessee fails to maintain their lot, the Lessor will mow

the grass, and the Lessee will be billed $30.00 per occurrence. Payment for mowing must be received within seven(7) days from the notice date, or a late penalty of $25.00 per occurrence will be applied.

CAMPERS PER LOT

No more than one RV unit per lot will be allowed, and subletting or allowing someone to park on another tenant's lot is strictly prohibited.

MULTIPLE OWNED LOTS

Ownership of multiple lots is not permitted unless specifically authorized by management. 

SALE OF A RV

The sale of a camper or trailer does not guarantee the continuation of the lease unless prior approval is obtained from management. If approved, a $250.00 transfer fee will be applied, and the current tenant will be responsible for all items on the lot. The current tenant must dispose of these items in the local landfill before the new tenant's occupancy.

SANITARY

You are required to contact a pumping service for your holding tanks. Management must be notified if you are not using one of the predetermined companies. Chemicals must be used in camping holding tanks. Additionally, your holding tanks must be easily accessible by the pumping company. Failure to provide easy access will result in advice on how to correct it. Ensure all chairs, tables, fire pits, etc. are kept out of the way so that your trailer can be pumped. Anyone releasing their holding tanks on the property may have their lease terminated.

DUMPSTER

NO APPLIANCES, TIRES, GRILLS, BLOCKS, WOOD, METAL, BATTERIES, TREE LIMBS,YARD WASTE, TOXIC MATERIALS, or any items other than normal trash are permitted in the dumpsters. Any violation of this rule, including dumping prohibited items in or around the dumpsters or elsewhere on the grounds,will result in charges and potential termination of tenancy. Failure to keep a lot clean and neat will result in a 48-hour notice to correct. Dumping of any kind, other than in the dumpsters, is strictly prohibited. Anyone caught dumping trees, shrubs, grass, leaves, branches, sanitary waste, or any other items in the commons area will be billed for removal and may face lease termination. Proper disposal of these items is required.

PETS

Tenant or guest pets must always be kept on the tenant’s lot, either on a leash or in a kennel, at all times. If any pet is found off-leash or creates an unsafe or uncomfortable environment for other tenants, it will be required to

leave the park immediately, with no exceptions. Tenants will receive one (1) notice regarding this issue, either in

written or verbal form; failure to comply will result in termination of tenancy. Pets are not permitted on the beach area

and must not be allowed to roam freely. If pets are kenneled, they must be supervised or have a responsible caretaker present. Unattended barking dogs are not tolerated. Owners are responsible for promptly picking up pet waste and disposing of it properly.

VANDALISM/THEFT

Any individual(s) or their guests caught vandalizing or engaging in theft of any property

will have their lease terminated immediately and will no longer be permitted on Merritt Beach property. 

BEACHES AND SWIMMING

No fires are permitted on the beach, and glass bottles or containers of any kind are prohibited on the beaches. Please ensure all belongings are taken with you when leaving the beach area. Motorized boats are not allowed in the swimming area, and fishing is prohibited in or around the swimming area while swimmers are present. Pets are not allowed on the beach at any time. Swimming at Merritt Beach is at the individual's own risk. The Owner, its owners, and agents bear no responsibility for tenant safety while on any lot or while swimming within the lake. By agreeing to these rules and regulations, each tenant waives their rights to any legal action against the Owner, its partners, or owners. Swimming is permitted only within designated areas. Non-swimmers or children under the age of 18 must be accompanied by a competent adult swimmer and wear a life jacket. These decisions are made at the tenant's own risk. There will be no lifeguard on duty at any time.

SHEDS/DECKS/PLAYSET/PADS

  • Each lot will be allowed to have one storage unit/shed. It can be a two-wheel enclosed trailer, or a commercially produced resin shed. Per out county permit, the maximum size is to be 8’x10’. Every unit/shed must be approved in writing by the park management, or you will be asked to remove. Sheds cannot be a permanent fixture; they must be able to be moved at any moment.
  • Decks and play sets measuring 10 x 12 can be constructed at the lessee’s expense and risk. Decks must not encroach on another pad site or block access to another pad site. Written approval from park management is required before construction. Decks exceeding the specified size limit will be required to be corrected or removed.

FIRES

Fires will be permitted on each lot within a contained environment, unless otherwise notified by park management. Fire pits are allowed but must receive written approval from park management.

TREES

No trees are to be removed from the property. If there are trees on a tenant's lot that need to be removed due to safety concerns, the tenant must contact the property manager for approval and assistance. Prior approval from the property manager is required for any tree planting on a tenant's lot. Tenants must demonstrate that they have obtained proper locates for electric and water lines on the lot before planting any trees.

BOAT REGULATIONS

All State of Nebraska Boat Safety Rules and Regulations apply. Additional Merritt’s Beach Rules and Regulations apply. Boat licenses need to current. 5” reflective lot numbers are required for all motorized watercrafts. Only one electrically motorized boat per lot. Paddle boats, canoes, paddleboards, etc. are allowed and do not require a sticker. No-wake is always in effect. No motorized boat within 75 feet of beach area. Motorized Boats operating after dark must comply with state regulations and have the proper lights. No airboats, hydroplane, or houseboats permitted on the lake. Final decision regarding boat approval reserved by park management. Watercraft may use the public dock to load and unload. Boats may not be left unattended.

FISHING/HUNTING

All fishing will be done in compliance with the Nebraska State Game and Parks Commission Rules & Regulations, and you must have a current state fishing license. Fishing shall be done by tenant and immediate family members only. Tenant must be present with guests who are always fishing in the lake. Do not fish in or around the swimming area while swimmers are present. The small lake is open to fishing, and the near the berm is also available for fishing. Both lakes are available for all tenants regardless of lot location, please be respectful of the area and other tenants.

No hunting permitted in the lake area or adjoining property. Firearms are not to be discharged on lake property or on any lot.

FIREWORKS

Fireworks are permitted only in accordance with Nebraska Law. Any use of illegal fireworks will be reported to the authorities. Additionally, fireworks are not to be used during our established quiet times. Violations of this rule may result in possible lease termination. Please be considerate of other tenants.

Merritt’s Beach, LLC, its owners, and agents assume no responsibility for tenant safety on any lot, while swimming, at or around the playgrounds, or while operating motorized vehicles within the property. By agreeing to these rules and regulations, each tenant waives their rights to any legal action against the owner, its partners, or agents.
